The best repair depends on the condition below the surface, access and the way the existing structure was built.
Can you replace only the damaged deck boards?+
Yes, when the framing and remaining boards are in serviceable condition. We inspect the accessible structure first because surface damage can sometimes reveal problems below the decking.
When does a deck need to be rebuilt instead of repaired?+
A rebuild may be more practical when damage is widespread, structural framing is deteriorated, posts or footings are failing, or repeated spot repairs would leave an unreliable finished structure.
Do you repair deck stairs and railings?+
Yes. We repair and replace deck stairs, landings, stringers, treads, risers, guardrails and continuous graspable handrails as appropriate for the project.
How long should new pressure-treated boards dry before staining?+
Drying time depends on the lumber, weather and exposure. We commonly plan for approximately three to four weeks before returning to wash and stain, then allow the cleaned wood another 24 to 48 hours to dry when conditions permit.
Will you contact 811 before digging footings or fence posts?+
Yes. JM Precision will contact 811 before excavation when the planned work requires utility locating. Private utilities or customer-installed lines may require separate locating.
Do you build and repair fences and gates?+
Yes. We handle select wood fence and gate repairs, post replacement, board replacement, gate adjustments and new fence or gate construction.
Do deck projects require a permit?+
Permit requirements depend on the location and scope. Structural changes, new decks and major rebuilds may require permits or inspections. We identify known requirements while planning the project and confirm responsibilities in the scope.
What deck materials do you work with?+
We commonly work with pressure-treated lumber and evaluate other wood or manufactured decking options by project. Material choice depends on the existing structure, budget, maintenance goals and manufacturer requirements.
How long does a deck or stair project take?+
Timing depends on size, structural repairs, access, material availability, weather and inspections. After evaluating the project, we provide a realistic schedule for the approved scope.
What photos should I send for a deck estimate?+
Send wide views of the entire deck or stairs plus close photos of damaged boards, railings, posts, framing and the area underneath when safely accessible. Measurements and a description of movement or soft spots are also helpful.
